Usually involved in the front end design, with a "typical" condition being that of a leadership role through either Schematic Design or Design Development, and then a monitoring role through the CD and CA phases.

The CTBUH lists a project manager when a specific firm has been commissioned to oversee this aspect of a tall building’s design/construction. When the project management efforts are handled by the developer, main contract, or architect, this field will be omitted.
The main contractor is the supervisory contractor of all construction work on a project, management of sub-contractors and vendors, etc. May be referred to as "Construction Manager," however, for consistency CTBUH uses the term "Main Contractor" exclusively.

The 41X project was developed by the Australian Institute of Architects to create new space for its long-term use in the center of Melbourne. The building accommodates a dense program on a small site area, with rental offices above the headquarters and public display area for the AIA. The small floor plate enables small businesses to create their own identity within the building. As opposed to the common trend of moving to low-rise, large floor-plate buildings, this development offers boutique-sized floor plates of 280 square meters each, on a site area of 330 square meters.
As a typical tower/podium setback arrangement was impossible, the design “chisels” the lower levels to create intimate public spaces and conceptually draw the city street up into the building through a feature stair at the perimeter. The building’s “Sustainability Charter” will be incorporated in to the owner’s corporation rules and mandates the use of 100 percent green power and minimum commitments to carbon offsetting through the Australian Carbon Trust.
