Function
A single-function tall building is defined as one where 85% or more of its usable floor area is dedicated to a single usage. Thus a building with 90% office floor area would be said to be an "office" building, irrespective of other minor functions it may also contain.

A mixed-use tall building contains two or more functions (or uses), where each of the functions occupy a significant proportion of the tower's total space. Support areas such as car parks and mechanical plant space do not constitute mixed-use functions. About 7 Bryant Park

According to Pei Cobb Freed & Partners, the program needed a building to conform to the zoning envelope and setbacks of the site while maximizing office floor plates and providing around 474,000 square feet of office space. 7 Bryant Park sits diagonally from Bryant Park calling for a design gesture through two conical incisions carved into the building volume, one pointing up, the other down, with their apexes touching at the mandated setback level. 7 Bryant Park has retail space of up to 6,200 square feet, flexible corporate floor plans, and outdoor terraces on the 10th and 14th floor overlooking Bryant Park. 7 Bryant Park has also received LEED Gold boasting features like a living green wall with 2,700 plants in the lobby and ability to collect 30,000 gallons of storm water.
